How to Finance a Rental Property – Real Estate Investing for Beginners in Fort Worth, TX


One of the things our clients commonly ask is: how do I get started in real estate investing? Obviously, you will want to contact a great company that provides property management in Fort Worth. But before you even get the property, you’ll need to know how to finance it. We have visited with mortgage lenders all over the area, and the best we have found so far is with us today; Cary Donham from Capital Concepts. Investment Financing Experience

I’ve done over 50 of my own real estate transactions. I’ve bought properties, sold properties, held properties as rentals, and flipped properties. Eventually, I moved into the mortgage industry, and I understand the finance side of it. This helps investors who need options. We provide a wide array of products. That includes hard money loans, conventional financing, and portfolio lending. If someone caps out on 10 financed properties with conventional financing, our portfolio lending can go beyond those limitations. We also finance apartment complexes. So, we cover everything.

Real Estate Investing for Beginners

A lot of investors don’t put enough emphasis on finding someone who understands your angle as an investor. When you’re looking for property management services or financing, find someone to work with who has done their own deals. Cary knows where to spend money and where not to spend money, because he has that personal experience. As a beginner, you want to work with someone who has taken the same steps you are about to take.

Most mortgage companies will offer normal conventional loans, but fewer will offer those loans to investors. With a conventional loan, you have to meet Fannie Mae guidelines. Well, a lot of lenders will add their own overlays on top of that, and it can be difficult for investors to get a loan for that. But, there are options and we’re here to help.
